Buyer questions

Frequently asked questions

Yes. Foreign buyers can buy a business or commercial premises in Spain, and they need a foreigner tax number (NIE) to do so. If you also want to work in the business, you need the right to work in Spain: EU citizens already have it, and many other buyers need a visa or permit. Ask us and we will put you in touch with a specialist we trust to help you decide how to own and run the business.

A traspaso is when a business owner who rents the premises passes the lease, and often the business and its equipment, to a new tenant for a price. You do not buy the premises; you take over the rental contract and pay the outgoing tenant. The national rental law (LAU) has rules for this, and the lease itself can allow it, limit it, or let the landlord raise the rent. We check the lease, the licence and any debts for you before you pay.

Yes. A bar needs permission from the town hall to open, under Canary Islands rules on business activities. For many bars this is a formal notice to the town hall (comunicación previa) with a technical report, but some activities need a full licence. When you take over a bar, check that the current permission matches what you plan to do, and ask the town hall or a technical expert before you sign.

In the south, the busiest areas are around the shopping centres of Playa del Inglés, the seafront in Meloneras, and the harbours of Puerto Rico, Arguineguín and Puerto de Mogán. In Las Palmas, the main shopping streets and the area near Las Canteras beach are busy all year. The south is busiest in the winter season, while Las Palmas depends more on local people. Ask us how busy a street is before you choose a business.

There is no useful average, because prices depend on many things. The main ones are whether you buy the premises or take over the lease (traspaso), the rent, the location, the licence, the terrace, the equipment and the real takings. Ask to see the accounts and the lease before you agree a price. Contact us for the businesses for sale now and what similar ones have sold for.
