Buyer questions

Frequently asked questions

A villa is a detached house on its own plot, with its own garden or outdoor space and often a private pool. Some villas are in gated areas with security, and others are on open streets. A house that shares one wall with another house is usually called a pareado, and a house in a row is called an adosado.

In the south, the main villa areas are Salobre Golf, Meloneras, Pasito Blanco, Sonnenland and Monte León, many with sea or golf views. Near Las Palmas, many buyers like the green areas of Santa Brígida and Tafira. The best area for you depends on whether you want golf, the beach, a marina, privacy or being close to the city.

Both are at the top of the Gran Canaria market. The price depends on the plot, the size, the view, the age of the house, and the pool and garden. Prices move with the market, so we prefer to give you current figures for the villas that are for sale now. Contact us and we will share recent prices for similar villas.

Yes. Foreign buyers can buy property in Spain on the same terms as Spanish buyers, and they need a foreigner tax number (NIE). In a few cases, such as some land outside built areas, buyers from outside the EU may need an extra permit. We check this for you, and the notary checks it again before you sign.

For a resale villa you pay the Canary Islands transfer tax (ITP), and for a new villa bought from the developer you pay the Canary Islands sales tax (IGIC) and stamp duty (AJD). You also pay notary and land registry fees, a lawyer's fees if you use one, and bank costs if you take a mortgage. If the seller is not resident in Spain, the buyer must hold back part of the price and pay it to the Spanish tax office. Rates change, so check the Canary Islands tax office (Agencia Tributaria Canaria) or ask us.
